Our Story
MODOX was born from the vision Ar. Chirag Bhatia, who believed construction in India needed a smarter, greener, and faster approach. Having run a successful architectural practice, they realised traditional methods could not keep up with rising urban demands and sustainability goals.
Together, they founded MODOX to push the boundaries of prefab and modular construction, combining Chirag’s expertise in precision engineering and flair for design and space innovation. What started as an idea to challenge convention has grown into a pan-India construction revolution.

Ar. Chirag Bhatia brings a decade of experience in architecture, interiors, and prefabricated design systems, leading the brand with creativity and vision.
His multidisciplinary expertise allows Modox to merge design excellence with construction efficiency, delivering projects that are as functional as they are visually compelling.
A believer in the power of standardization, specialization, and sincerity, Chirag has successfully built and scaled design-focused ventures that combine aesthetic thinking with technical execution.

Mr. Devnsh Khuller
Partner, Modox
Mr. Devnsh Khuller holds an M.Tech in Civil Engineering with a specialization in Steel Design, and has worked extensively across both government and private structural projects.
With deep expertise in Light Gauge Steel Frame (LGSF) and Pre-Engineered Building (PEB) systems, he brings unmatched precision to Modox’s structural design and execution processes.
Devnsh’s approach blends technical mastery with forward-thinking sustainability, ensuring every Modox project meets the highest standards of safety, efficiency, and longevity.
His experience spans optimizing steel designs for complex projects, ensuring compliance with national and international codes, and pioneering rapid, green, and modular construction methods suited for India’s evolving infrastructure landscape.
